Very typical to see more anxious buyers as the weather warms up. Keep in mind many traditional sellers may still be hanging on for values to come back before they sell. Short sales continue to dominate the market and many of these homes are on market for longer periods of time making the inventory seem old. Some sellers may also still be waiting for things to green up as trees and flower beds fill in.

Yes this is a normal Spring phenomena.  We also believe that many buyers have been waiting anxiously for some good news about the economy. Now that good news is beginning to trickle in about the jobs/unemployment rate improving, the stock market increasing, etc, consumer confidence is compelling these buyers to increase their activity. 

Sellers have a different perspective.  Home prices, though improving very slowly, are still low.  Unless these sellers are forced to move because of life changes, there is likely to be a shortage of inventory for a while.

The early spring is probably helping get buyers out. Also, in my market there seems to be more willingness by sellers to short sale and fewer foreclosures. I think the trends are different across the country depending upon the extent of recovery in that locality.

Foreclosures have dropped and there are mutiple offers on most properties. Things are looking up again.

It is a normal trend but not to this extent.  Foreclosure rates have dramatically dropped, and I believe consumer confidence has risen a lot over the past couple months.  It is a new year, rates are still low, and inventory levels have finally gotten to a normal point.  I think it will stay like this.

Sure - about this time of the year, buyers are coming 'out of the woodwork' to see what's out there on the market.  Where we live, spring seems to have come early - so we are seeing more people at Open Houses etc.  Just hope it continues!
