Usually yard care and snow shoveling are defined in the lease.   In my personal experience, usually it is the tenant's responsibility with single family homes. 

For example in this Boulder CO model lease, if you scroll to section 19 you'll see options for comments on outside maintenance.   What does your lease say?

Again, this is something that should be put forth in the lease agreement. Unless it is in writing, the landlord would usually be held accountable for maintenance of the lawn, however, you would need to work this out with prospective tennants, Best, Joshua Rabinovitz.
