Good for you Lisa! There are too many so called "Experts" who don't know anything about towns they claim to be experts about. They pay websites to post their names to pop up on the sites when the public clicks on a certain town. As you mentioned most of these agents have never been to the town, don't live in the town and never listed or sold homes in the town. Of course the public doesn't know that because the agent's photo is displayed next to a lisiting as if it were their own. Hope you are doing well!

i can't for the life of me tell whether you are talking about the OP now or not.
if you were talking about lisa, sorry for the rant. if you were talking about me then, well i think i said it already, although i dont know if i would discount what she is saying. her frustrations could be sincere. dont use all caps next time tho!
i'm not a "pro", i dont do CMAs except for personal use, therefore the only thing to which i should be "held accountable" for is for the advice i give which, i believe is sound. maybe it doesn't always maximize profit, but it does minimize risk and that is not the worst thing in a market this bad dealing with people with all levels of financial knowledge

Based on what I've read over several years, maybe some agents might be better off "hiding" behind a fake ID based on the things they post. I cringe sometimes because they are trained professionals and not members of the general public. Business people have a legitimate reason to reveal personal information online that other posters do not. Unnamed posters that do not to make money on Zillow would be foolish to trade their privacy for nothing.
I completely agree that the OP is here is crow and step on other professionals in the process. I don't like that myself and think that buyers would be better served by a professional who has basic respect for other working professionals in the industry. Thankfully, market knowledge and respect are not mutually exclusive.

@socal no worries and to Mr or Mrs NTETS what you say about holding agent accountable is true, everyone in every field should be accountable even you. But you shun from it hiding behind a fake ID, so it would be wise for you not go down that road until you stop hiding and become accountable. It'd be nice to do it without taking things to a personal level, but why shouldn't consumers and others be able to throw the BS flag and ask for objective support for positions and statements? As for CMAs, the last CMA I got from a Realtor® was more than 10% off - because they cherry-picked the comps to support a higher price (since I am the owner). When I pointed out the lower-priced comps, with much higher correlation to my house and more time-relative, I got a lame "oh, our system must not have picked those up yet". Granted, only 1 Realtor®. But 100% of my recent experience, and not too different from prior experiences.

why not? where should i express my heartfelt desire for people to hold agents accountable for the missteps they make? in the bath-room where it doesnt caution buyers to keep in mind that most agents have fewer than 2 years education in a completely unrelated field and that there is no national standard requirement to dub yourself an "expert"? shall i muzzle myself, James Berman? before i infringe on your bottom line?
perhaps i find your attitude disrespectful to your buyers when you claim niche market expertise that covers 70 zip codes?
what i said was true, too. 70% or more cant do a comprehensive analysis of markets. they dont know nearly enough to point out historical home price trends, they misinterpret data, they make grandiose promises that are unrealistic knowing that they can and will never be held accountable. tell me, what all YOU put in a CMA? your CMA is your best opportunity to market yourself, so tell me how you bind yours, what do you do to stand out in the mind of the seller and more importantly, what is a CMA? it isnt a price, supported by a few recent sales. it isnt drummed up in 5 minutes in the car, i'll tell you that much.

who are we kidding here? most agents dont know how to prepare a proper CMA. you think that stops them from claiming their expertise and experience? 10 years doing things the wrong way! their saving grace is that on par, most home buyers will never use a good one so they will never know the difference.
