Two nearby neighbors have the same model home as I do (same square footage) and plan.  However,  they don't have my upgrades.  Their homes are shown on your site as $538 and $552 and my home is $536.  Please be fair.

Hello

Zillow doesnt take into account remodel or upgrade it is based only on sq footage, appraisal, Lot size etc. To get a better idea you would need to have a Realtor run a competitive market analysis for you. Then you can take these issues into account. Zillow is great for a ball park analysis.

Tom is right. Zillow does not physically inspect a home so Zestimate can not take into account special features, home improvements, market conditions or views. A Zestimate is computer generated number based on public data. Each home is calculated individually, and does not compare neighboring houses.

You may create your own estimate to fine-tune your home's value. This is also the avenue where you can add all your home improvements. You may also provide a comment about your Zestimate and include your recent appraisal date if you have one.

It would be impossible for Zillow to go out to every property and see the upgrades.  You have the ability to make changes to your listing on Zillow, by claiming your property and editing the home facts.  This will help Zillow give a more accurate Zestimate.

Have you thought of hiring an appraiser? It is the best way of getting the "closest" estimate to your homes true value.
