Most people think being a "good" realtor is so easy they can do it themselves, and know better than any agent what houses should sell for.The value of any porperty is determined by many factors. Just ask an appraiser. But here is an overview for you.Area, location, size, lot, configuration, situation on the lot, functionality, finishes, privacy, and conditions are all factors that will determine the value of a property. I am certain that some houses you are trying to compare have many differences in any or all ofthese factors.Then there are the economical factors as well. Let me give this example. If you can afford to pay $1000 per month at an interest of 5%, you can buy a house fof $186,000, but if that rate goes to 7%, you can buy a house of $150,000. The demand for housing makes value change. Lastly, even appraisers on the same property cannot come up with the same value. Good luck with you real estate.Antoine
