Determining Estimates

How are the estimates determined?  Our house is for sale as is another one down the street that is the exact same model.  Ours has many more up grades (42" cabinets, painted, new laminet floors, higher grade appliances, etc.), but ours is estimated $30,000 less on Zillow.  The other house is a short sale and is trashed.  This estimate is really hurting us when we are trying to negotiate with the potential buyers.  Any ideas?  Thanks!

Have you tried "claiming" your home and adding your upgrades?  Many times Zillow also uses the wrong comparables.  You should be able to choose them once you claim your home.

The Short Sale Sellers and Bank Owned Properties are almost impossible to compete with. Staging ,Home Warranties, Great Photos, Great Realtor, Super-clean, lots of Great Landscaping and also cutting the price may all be necessary.
