Usually a bank is willing to take less then a homeowner. Not always but usually. A bank sees a house as an asset or liability, a seller usually sees their house as a home.

I (heart) ugly houses in good neighborhoods. Stale, ugly houses on the MLS are even better. They can be hidden jewels that help you pick equity up off the table with a little foresight and work to give it curb appeal.

Foreclosures can come with a lot of baggage and lately event he short sale that I have seen have enormous pest reports attached. Ick.

Definitly. I prefer such homes and do target them and advise my client to give these homes a though before trying their luck on forclosures. Sure, some of them are overpriced and will stay overpriced, but there are may out there that are ready for a serious offer.

Yes I have. However, I also know that many houses that have sat forever are greatly overpriced. The sellers will not come down to a reasonable price. They would rather rent or end up with a short sale or foreclosure instead of selling for what is a more realistic price.

Absolutely,  I would far rather buy a home that has sat on the market over a forclosure. Everything about it is likely to be better. However, I do feel many owners who have homes that sit and sit are overpriced.
