OT I know, but I am sorry to hear that titan. I have been following the thread myself and didn't see anything. It seemed like most replies by you and others were polite, fairly respectful and well controlled discussion about the subject. I had seen no offensive comments. I often learn things when others discuss their perspective, but I know that in the past the discussion on the issue got pretty hot.

Some states have programs of their own, but the FHA still requires a 3.5% down payment from other sources other than the buyers tax credit. However, a new change from FHA will allow the $8000 credit to be used upfront for closing expenses. You can read more about it here.

I'm under the impession that the buyers must still bring 3.5%. The other option, I think, is for a third party to do the bridge. In my understanding f.h.a. itself will not be the bridge. I'm hoping a mortgage pro clears this up for all us.

Just a few last shots...

I would argue that is quite the opposite, as God created man, therefore laws could not exist without Him

Yet many cultures that had never heard of any Abrahamic religion have come up with them on their own.

And what values would you consider barbaric?

Selling your own daughters into slavery, stoning people to death for blasphemy, forcing rape victims to marry their rapists, the usual stuff.

I am sorry that last time you had this discussion with someone that they didnt know the reason for those values. I hope I can help you, as while I dont understand all things, all the values that come to mind that occur in the Bible, I can give you good reasons that they are important.

Why is eating shellfish a hell-worthy abomination?  Crab cakes happen to be awesome!

Buy a new home and something has to cover the windows otherwise you like living in a fish tank.....$$$....buying any home requires money any way you look at it, keeping it requires even more........you have to buy for less than you can afford otherwise there is no $ to truly afford the house. Fixing the air conditioner with Visa isn't a good thing.

People do it all the time. I see it on a regular basis. Yes, buying requires money and keeping it requires more, but those that go into it with 0 down dont know until they lose it(often times, not always as there are some just taking advantage of the situation) The point is that the people who dont know how to save, and cant put up 3500 of their own saved money to buy a house will be more likely to lose it than the one who knew how to manage their money and save a little to put down on the house.

My company has very few employees currently, and many of them are simple laborers making $10 an hour. I work alongside my employees and interact with them 10 hours a day. I also lont live in the "weathy" area either. My neighbors live paycheck to paycheck in their rental, and I am interacting with them regularly. When they move, they look for a friend who has a truck(mostly they ask me as I have a couple work trucks), which dosent cost them anything. I dont even ask for gas money.

I have a rental where the tenants put up sheets on the windows. Guess what, they werent new sheets! Moving kids to a new school takes time, not money. You would still have to purchase all the supplies weather they were at the old school or new one.

Why does it anger you so much? Weather you believe in God or not, the values established in the Bible will prove to ensure a happier life without the negative consequenses.

Comments like that tend to be why.  I find values in the Bible fall into 3 categories:
1) Values that existed prior to any known religion (no, you can't take credit for "thou shall not kill.")
2) Values that may have made some amount of sense at the time, but are horrible and barbaric by today's standards.
3) Values that are a cancer on our society and make NO SENSE on their own merit other than to say, "Because God said so."

Everything of any redeemable social value in the Bible is in the parables that don't have much at all to do with God.  "Do unto others as you would have them do unto you."  Good stuff.  But better if you're doing it for reasons other than trying to get a sweet supernatural retirement plan.

I would rather do that myself anyway. It is possible to buy a house with that 8k loan to put down, and not pull a penny out of pocket. Granted, this might mean you have sheets over the windows, but people do it to stretch their budget.

I've got a punch list for my move-in that consist of many many hours of labor and about $10K in materials. The $8K that I get is going right back into the house.

For the po' folk: utility transfers with probable deposits, the move itself, repairs, possible furniture requirements, may need to buy misc. stuff.

Back to the housing, dont you understand now how giving a loan on a tax rebate causes a 0 down situation if the rebate is more than the required down? (100k price x 3.5% = 3500 and rebate is 8k)

When government allows, (or perhaps encourages, or perhaps causes) the existence of a norm of society that is inherently harmful to that society's wellbeing, in this case, unrestrained greed,; then ultimate responsibility must lie with the government. Then you need to climb down the ladder to get the major greed heads, but first you have to fix it.

The problem is not greed.  The problem is that that we have privitized profits and socialized losses.  If the banks took on 100% of the risk and got too greedy, they would be punished by the firing squad of natural market forces.  Instead Uncle Sam grabbed up some taxpayers and threw them in front of the banks to take some bullets for them.

You are 100% right. We're in the chair asking the dentist to pull that bad tooth really slooooow.

More like we're asking him to drive the infected and already halfway extracted tooth back into our jaw.

Why carry a balance when you can pay it off?  Roll all your expenses onto the card and pay it in full every month, get 1% back.  You shouldn't pay for your card, your card should pay you.

Shennanigans!  Letting them fail would have allowed the free market to perform it's most basic function.  Now we are directly subsidizing those who caused this mess, while punishing those who didn't.  I would have been completely happy to see all of the "too big to fail" banks fail.  We're better off with many regional banks that actually price risk properly.

nationalizing the banks and revitilizing them would have been the correct answer, but letting them fail would have been the wrong one

That would have been far less bad (I'm assuming you meant nationalizing and selling them off as soon as practical.)  But letting them fail and go into bankruptcy would have been a far better option.

Sunny......your post put the Sun in my Shine today!!!   I too thought the same thing, couldn't understand how we made such great money and we could not afford what "everyone else" could........it was all on margin.   It was never really theirs to begin with, so no sob story or feelings of sadness for them.


I am sure that no matter what, his $8K will have a string attached to it, and it will never benefit the person who bites on the fishing line to receive whats on the other end.

i had a dude come up to me at work the other day and tell me that i had been working for 3 years and "they say that when you have been working for 3 years, its time to get married"

to myself i screamed "who says that?!"

but then i suppose with the divorce rate what it is, marriage is essentially thesedays a taxbreak and some healthcare perks... as NVchaz would put ithis/her choices also his/her choice to take advantage of whatever program is out there to enhance his/her life.
