Here's a bit more background - We found the house on our own, driving around, pulled over and called the phone number on the yard sign. The listing agent was not available, so the owner of the firm (he answered the phone) had another agent of his call us and set a time to show the house.We were not planning on having an agent represent us, but if we did, I don't want to use an agent from the same firm that's listing the property.
First, let me say that as a buyer, your first obligation is to yourself. You need to choose a Realtor who has convinced you that they can handle every aspect of your transaction. Finding a house is not the measure of a good Realtor. You need to be confident that they are capable of negotiating the best price and terms and will be able to navigate thought the escrow process to a successful close.
That said, if you, over time, continue to engage the services of a Realtor, you imply your intent to allow that person to represent you in a transaction should you decide to purchase a property that they show you. It's true that without a written agreement you are not legally committed, yet it would be cruel and deceptive to do so with no intention of acting in good faith. Karma ....
I hope you are not the buyer who already has an Agent who said go find the property and then call me and I'll write it up.Realtors are only paid upon completion of an escrow, so be fair, and if you are not pleased or confident in a Realtors services and abilities or just don't want to work with them, just tell them. You don't have to be harsh, but you will probably be doing them a favor by pointing out something that they might need to improve.
