Only living space is considered in the square footage. Finishing a basement would be a great investment to add to the livable square footage of ones home.

Garage space should never be included, neither should unfinished attic or basement square footage. The number you need is GLA (permitted living space), any unfunished space that is not included in the GLA (such as garage, basement or attic space) should be included in the additional information and feel free to note the square footage or specific dimensions there.

Garage space should never be included in the square footage as the square footage is referring to permitted living space. There is nothing wrong about describing your garage in the description especially if there are some bonus features.

The answer is no. Garage space is considered as unfinished area and is not to be included in GLA (gross living area). I have seen agents include garage space within square footage on listing reports within the NWMLS in an attempt to lure unspecting purchasers into viewing the listed home; not only is this a violation of NWMLS rules, but it also lessens the agent's credibility amongst their peers and other real estate professionals, such as appraisers.

The total square footage should only include the permitted living space in the property. The garage is not considered a living space.
