Do I need ITIN to purchase a condo in Boston?

I am currently living in Canada, and I would like to purchase a condo for my brother who is living in the Boston area. After digging through the IRS website, it seems I will only need a ITIN when I sell the unit. I won't be charging him for rent, so there is no rental income for me. Do I still need apply the ITIN in order to purchase condo? It will be an all cash deal.

Since you are not dealing with financing, no ITN is needed. I think it would be in your best interest to apply to get one now though.

You may want to refinance in the future and the mortgage programs I have do require an ITN in order to apply.
