Do I need a inspection even though the house is 15 years old in to my eyes the house look good?

Furnace is 15 years old:  Beyond expected life for relays, motors, electrical components.

Water heater 15 years old:  Tank should start leaking any day now because average life of tank is 12 years.

Roof is 15 years old:  Asphalt shingles begin failing between 15-20 years even though they are sold as 20 year shingles.  Other types of roofs, begin requiring repairs and mantainence, etc., and some roof systems have a design life of 10 years.

15 years old is not new!  Get it inspected by a professional home inspector working on your behalf, the home buyer.  I have inspected new homes with improperly installed roofs, and sidings, and all sorts of problems.  5 year old houses have problems too.  Don't go by age.  I've inspected older homes which have been well mantained and upgraded over the years and found fewer problems than new homes which have been "trashed".

Make sure you home inspector is working for you, the buyer.  Avoid "Agent's Pets", and choose the inspector who is not on your agent's "preferred list".  Otherwise, you may get an inspection which white-washes over problems and helps to sell you the home.  Visit my website which has a page about "Choosing Inspector" for more information, and visit this website: www.IndependentInspectors.org

Yes you "need" an inspection on every home you consider purchasing. Age is not relevant.

I always recommend having an inspection done.  Just because a home may look good doesn't mean there isn't any hidden problems.....plumbing, electrical, roof, etc..  It is always better to be safe than sorry.
