Do I need a new realtor? What could be going on here?

I have been searching for a house for months. I am not sure my relationship with my agent is working. At times she is "wishy-washy."
She shows me a house and then pretends that she is stearing me away from it. She won't tell me why. Some times she won't take us back for a second viewing. 
When I made an appointment to request another review. Tells us we are locked out of a property. I even made an offer on a house. When the deadline came, there was no counter offer or rejection presented to us in writing. She just told us that we needed to make a full offer now because they have another offer? I thought I needed to see that in writing that the offer was rejected due to another party stepping in?  I could in fact put in another offer if I saw a rejection or counter offer in writing. I Find this very, strange! Very passive agressive at times and likes to play "dumb" when I ask her certain questions. I don't understand why she is doing this at times. Any idea's? Am I missing any secret realtor lingo here?  Is she trying to discontinue our relationship?
Do you think that there is somthing she is not telling me?
I had a friend reccomend her and they liked her.
Please help!

I would like to tell you that the current real estate market is a very unusual market right now. There is a market full of bank owned properties, short sales and then we have Sellers that just need to sell there homes with little value due to the recent foreclosures that have been created. Your agent may not be getting the best communication from the listing agent and that can make it hard for her to relay info to you. I would suggest being up front and honest with your agent and If you come across a home that you like, give it your best offer. This is a business and you should look at your purchase as a business investment. There is no better time to buy than NOW, that is if you find a place that works best for your family.

You need to request a meeting with the agent and convey everything you just said in the post. She may have reasonable explanations.  If not then move on.

The fact that your offer lapsed without acceptance means that it was rejected and became dead.  The owners did not need to counter or reject it in writing.  The sellers could have received an offer from another buyer while they were reviewing yours and could have chosen to work with the other buyer and allow your offer to lapse.

ask her to explain things in more details to you. But I wouldn't jump to the conclusion that she is doing a bad job just yet. Many markets are flooded with REO / Short sale listings, some of which never respond to anything. Even the agents don't return our calls to give us any information.

I made 11 bids and got a REO on the 12th.

Only 4 ever returned calls. The other 7 were from a listing agent that has a big contract and is processing many many REOs. My REA tells me that all the other REAs hate this broker because they screw up the lock boxes don't return phone calls, etc. etc.

I am delighted than Hoang posts and he has a long history of being delighted with my posts and I am very delighted with his, as well.

I am delighted that Bette UrA$$ is delighted with K101-Jelly and aznabob but I am not always very delighted with them.

It's a wonderful world here in Zillow-land and we surely must be delighted.

As sorry to hear about the experience with your current Realtor.

I would have to ask you what your gut is telling you about your relationship with this Realtor?  Just because your friend had a positive experience, doesn't always mean you will.

I would take the time and have a discussion with your agent and express how you are disappointed with her level of service.  Just remember, she is 'Working' for you!  You never know, this little talk can turn her around.  If by any chance it doesn't, find a new Realtor.
