Do I need to adjust Zestimate to account for acreage?

I'm trying to compare home values in an area where I'm looking to buy. I'm uncertain whether Zestimates incorporate acreage into the calculation. How do I make comparisons between similar houses, one with a large lot and others with small lots. Thanks.

The debate about this issue rages in several markets.  In some, everyone has plenty of acreage or none, and size is irrelevant.  In rural markets, acreage becomes a bigger factor.  Generally, it depends upon the buyer. I don't believe Zillow has an acreage parameter, because the 2 other comparison tools I use don't.  But, in the market in which I work, I will include an adjustment for acreage.  It's usually about 1/4 the value for raw land.

The market I am looking in (western Washington) has a mix of rural neighborhoods and some traditional subdivisions. My struggle is in researching likely property values using the online tools, comparing one house with a small, say 1/2 acre lot, to a home with more land.

Any other suggestions out there?
