Hi Spanky. Clay is correct. The length of time you plan on staying in this home will be a key factor in determining if a refinance is right for you. Also, you do NOT have to stay with BOA. You can still have a CEMA done to avoid the NYS mortgage tax even if you go with a new lender. They are not the fastest or easiest to work with BUT, you do have options. It will depend on several things, especially how long you plan to own the home. Assuming long term, are they offering you 3.875% and if so, how much are the closing costs excluding the mtg tax? Is this a conforming loan or FHA? If you have an offer from them I suggest getting a 2nd opinion from Chris Corica in NY.



Do I re-fi again? Presently 4.875
Is it worth refi AGAIN at 3.875? 330K left on 30 yr mtg.
NY here, so they RAPE you will all sorts of fees. I have to stay w/BOA so I dont pay mtg tax! Joke.
