Do You Recommend That Seller's Hire An Inspector Before They List?

Do you recommend to your seller's that they hire an inspector before they list the house?  I do and request that they correct all defects, adjust the disclosure, and put the report and the repair receipts on the counter.  If they do that then I will pay for a 1-yr home warranty on the listing.  It avoids liability, avoid repair costs, builds trust with the Buyer, and lastly it helps avoid a second negociation/adjustment of the price due to the inspection errors.  What do you think?  Right or Wrong?

A home inspection is one of the BEST things that they can do before putting the property up for sale and a home warranty is sound advice and an excellent inventive.

I love the incentive - thanks for posting.

I am closing a listing now where the seller did their own inspection. They made most of the repairs prior to listing but weren't suprised when the buyer asked for a couple big ticket items to be fixed. They made the repairs without hesitation. It was a win/win.

Michael, I LOVE the idea of paying for the home warranty as an incentive to do a pre-listing inspection, and agree with your philosophy as a way to protect the seller's interests and strength through the negotiation process of a contract. Well done!

I think it is sound advice.  I like my sellers knowing what the buyers are going to find out ahead of time.  This way there are no surprises.
