Do Zillow sq. footage #'s include living space only or are garage & patio/balcony #'s included?

Typically garage, patio, balconies, attics, and basements are not included in the square footage.  It is supposed to be finished living area in CA there are some homes without A/C, so that would not be a requirement. A sheltered area where all applicable city codes  are approved for a living area.

  Not Heated and Cooled.
 
  Maybe the 90+ temperatures and the 90+ humidity  that we enjoy in Florida right now have me thinking AC, huh?

  (Incredibly, FHA requires Heaters in Florida, but NOT Air Conditioners.  Go figure.)

Zillow is pulling their data [mostly] from Public Records.


And ditto what wetdawgs said...  In most areas of the United States, square footage refers to "heated and cooled" living areas.


BTW, square footage misrepresentation is the cause of many lawsuits.  If you are a Seller or a Listing Real Estate Agent, exercise extreme caution when stating square footage.

Garage, patio, balconies, attics, basements etc are not included (or not supposed to be included) in the square footage.  It is supposed to be finished living area with HVAC.  There are always a few oddballs that are misrepresented
