Hardwood definitely adds value, however, I would be careful about adding hardwood to your kitchen (due to water). New samples of vinyl look exactly like hardwood and easy to maintain. If damaged, you take one strip up and replace it with a new one. Check out Karndean Vinyl Products, you will be amazing.
I went to a home and garden show and asked every customer that stopped by my booth if they liked this new hardwood (it was a panel of vinyl) and 99% of people said Yes! I would definitely consider, it will save you $$$ and make you $$$!

Improvements such as adding hardwood floors and granite countertops does not necessarily add value to your home but rather makes it more appealing to other buyers when the time comes that you are going to sell it. Generally, if you like something and think it is nice, like hardwood floors ang granite countertops, others will too. Do not make the mistake of overimproving your home with intention of recouping your costs when you sell. If you are going to enjoy the improvements that you make until you sell your home, then do it and enjoy them. However, if you are only making the changes to solidify future gains, it is not recomended. Hope that helps some.

It will add value to your house today or the near future. However, if you are not planning to sell it for another 20 years, no one knows what will be the latest upgrade trend then.

There are a few factors to consider here. First, what do the other homes in the neighborhood feature. You need to be careful about overimproving for an area. If all of the homes in your community have laminate counters and flooring, it may be wise to do the same. You can always update to the higher quality laminate and granite look.
If you really do want granite and hardwood flooring, and plan on living in the home for a few years, go for it! Your quality of living is also a factor in your decision.
It definitely will not hurt your home's value to add those features.

Do hardwood and granite add value to home?
Thanks.
