Do homeowners association bills automatically come?

Im coming up on a month and a half in my first condo and have not recieved anything in the mail from the homeowners association. Is there something to activate or something of the likes? I'm a first time home owner - any help is GREATLY appreciated!

Bonus question - is homeowners insurance worth it?

Thank you!

Homeowners Insurance on a Condo is a different product, than a normal HO policy. Have your insurance Agent explain it to you. Three, or four, times. The Condo Association would rebuild the whole building if it were destroyed. You need to cover your contents.

The HOA debt is compiling whether you're getting a bill, or not. Ask a neighbor who the president of the HOA is. Ask the pres.

Homeowner's insurance may be a requirement of your homeowners' association.

There should have been a statement or notice in your closing documents regarding payment of your HOA fees, and at the very least, you can knock on a neighbor's door and ask them how to pay.

All the best,

HOA bills depend on the actual HOA.   Talk to your neighbors, or contact the HOA to understand their procedure.   The only time I lived in an HOA, we got a bill once a year.

Homeowner's insurance worth it?   Perhaps a counter question is do you have the financial strength to totally rebuild your property if it disappears in a fire, flood, hurricane or whatever?  If the roof is shredded in a hail storm, can you cover  it without hiccup?     If you have a mortgage, it is mandatory.  If you don't have a mortgage, you'll have to judge risk for yourself.

We've used Homeowner's insurance once, when the roof was shredded by a hail storm.   That cost the insurance company about 15 years of our premiums.   I've had friends with houses totally with forest fires, not all have had insurance.  Most have not been able to rebuild.
