Do renters know about the rule book?

As a landlord I'm often surprised at how little tenants understand the rules that govern landlord/tenant rights in Tennessee.  With the sexy title of Uniform Residential Landlord Tenant Act, it's only a few pages long and rarely gets updated.  For example, if more tenants knew the rules they would have much more control over their security deposits.  I've found that many landlords dont even know they are requried to keep security deposits in a separate account.  Remember Bernie Madoff?  Same thing, it's called comingling and the law takes a very dim view of it.

I am always surprised how little renters know about the landlord/tenant laws for our area.   We always provide tenants a copy of the latest available from the state website as well as information on how to keep up to date on the rules
