Garage space should never be included in square footage. Simple rule of thumb is to multiply (in squares or rectangles where possible if not a square or rectangle house) width x depth, multiply by the number of levels in home that are above grade, then subtract garage. Hope this is of help!

They shouldn't include garage space. Only space that is finished, insulated and heated.

No - a garage sq footage is not included in the total sq ft of the home. The square foot of a home is only livable area. Hope this helps.

Liveable space is what is considered square footage. Garages, unless they are converted legally are not considered livable space. You can tell if you have a legally converted garage if your tax record reads garage 0.

In our area, the garage is NOT counted as Sq. Footage. It should be listed separately.

In our area, the MlS does not/should include the garage square footage in the listed square footage. Of course, garages are important and add to the value of a property.

A garage is not counted in square footage, but it can add value a home. Such as, an attached 2 car garage will bring extra value to a home when the other homes in the area have an attached 1 car garage.

Although the garage does bring value to a home buyer it can not be used in square footage. You will most likely see on your tax record the square footage and separately the garage's square footage. Some of the reasoning here is that the garage does not have HVAC or insulated and deemed hospitable.
