How about simply renting and saving money to purchase later? You'll be accomplishing the same thing. You can't lock in todays prices for 3-4 years down the road so essentially you can accomplish your goal either way.

You can structure the rent to own they way you want but the Seller wants to make sure they are not left with a used looking property should you not execute your option to buy.  If you vacate they need the extra money to put it back into good condition to sell.  So I suggest either finding a rental or expect to pay a down payment with option to buy.  Any other way would be detrimental to the Seller.
