Do we sell our 13 acres of vacant land in Fallon, NV or not?

We bought 13. acres 3 yrs ago thinking of retiring there. Now we're thinking it's going to be too much and too far out. Do we stick with it and build or try to sell and buy readymade closer into Carson Valley somewhere? Really confused!

The market here in Fallon is starting to get very active. although not in the much of vacant land is moving. Does your 13 acres have water rights??? Is it near a sub division?? Or is it desert ground?? If it has water rights I feel  it would be easier to sell than desert ground at this time
