I was very skeptical, but it has been very valuable to me in getting the word out about Zillow, and staying connected with various real estate friends around the blogosphere.
I'm not sure if it helps individual agents get business, though many have told me that it is.

Thanks Spencer. It seems that while Facebook is a good way to meet and grow a relationship, Twitter has been useful to me in keeping up with people. Just curious what the thought is with Twitter among the realtor community. I have had realtors who told me they never expected to obtain any business from Twitter. What I find useful however is a mix when I meeet someone on Twitter or Facebook I try to also connect via Linkedin which helps build credibility I think on both sides.

I have found that twitter is a good advertisement tool for my listings more so than for actually trying to win clients or even stay in touch. If someone googles an address of one of my listings, for instance, twitter seems to score high on relevancy for that address. From twitter, someone can easily find my listings since I post them once a month or so on there.
It's another bullet point to add to my listing presentation. "Yes, I do social network advertising such as twitter, facebook, etc". Twitter's effectiveness comes from the fact that anyone can follow you with or without even being a member as opposed to facebook with it's emphasis on privacy.

I Tweet interesting facts about activity in the Las Vegas market, such as which properties are listed for less than $20/sf, where the deals are, which properties have entered multiple offer status, etc.
I've had good reception and I get about 8 people/day subscribing to my Tweets!

I find that Twitter is great for Open Houses, updates about my listings, and generally keeping my "followers" up to date on what is going on with my business. My sellers like the exposure.

I tweet - @realtyseattle - and found over time that people do pay attention. I can't say Twitter was a direct cause of business but I can say people notice. I tweet Open Houses and listing info. People think I'm more techno savvy than I can claim to be! I enjoy it as well.

Do you think that people will still Tweet if Twitter starts charging for the service? I see no word on what it would cost yet, but do you get enough bang for your tweet to pay is the question I have.

I haven't received any business from twitter and think it may have run it's newness course.
I started doing seo on my own sites in sonoma county and am ranked on the first pages for anything Sonoma County or Santa Rosa Homes, Shorts Sales, Mls etc and receive 10,000 Unique Visitors a Month. More than I can or will want to keep up with.

The topic should specify for personal use or for business. There's really not a need to have a personal twitter account. No one cares what you have to say unless you're a celebrity. Social media is most effective for WARM leads when you a) Give something (anything!) away for free b) When you cross-promote (leave comment on blogs) c) Aren't trying to sell in every update you make (spammy and insincere) d) Are targeting a local market e) Actually reply to people who follow or comment. People are resistant to robots you know!

I auto-tweet all kinds of things, you tube vids, zillow, truliabog, worldpress blog etc, I have rss's set up all over the place: zillow auot-quotes, , .zillow Q&A, trulia blog, trulia Q&A, etc .....I think I need help please send the whitecoats

I fully agree with Em Wallace. I think it's very pointless to have a personal account but for business to it's got some valid points if you can break into it which so far not many have been. If you become the point of contact for people seeking resources around your community/city and provide free newsletters about your market I believe you will see results from twitter but it does take immense amount of discipline and consistency.

I think auto-tweeting is okay, but probably should be kept to 1/4 of all posts, because the whole point of Twitter is to use as a communication tool.
I know we post Tweets for "one-way" messages, but the last 9 months I've been using as a conversation tool.
Have I received business from using Twitter and Facebook? Yes, I have, but it was from establishing relationships and from continuing conversations.
I admit, it isn't easy taking time to use these tools, and I agree with Matt Johnson, it takes commitment.
But in a year, the communication tool might change from Twitter to something else. I believe it's understanding about being the publishing source and the center of communication.
