Do you ever actually see the houses?

The house in Hamden at 187 Haverford has recently been totally renovated with over 4$100,00 dollars of new work including brand new state of the art kitchen, bathrooms , floors, and painting.  Your estimate is so far off, and unfair to the market.  I would like to see this corrected as soon as possible.

By the way, there is a huge difference between some of the ones sold on the other side of ridge rd than yours...
for example
3 bed, 2.5 bath, 2454 sqft, 29,621 sqft lot, sold $320k 6/26/12
as compared to
3 bed, 1.5 bath, 1271 sqft, 7405 sqft lot, sold $192.5k 9/13/13
Sure, tell me you put over $4.1 million of improvements into it in less than 2 months.  No one is going to believe it.
And it is still only about 1/2 the size with less than 1/4 the lot size but you are asking about the same.

The agent you selected to represent you does know something about marketing doesn't he?

If the improvement is not in the county records, it is not in the estimates either.  And rarely does an improvement return the value put into doing the work.

You did look at the recently sold comparables that are closer to ridge rd didn't you?
203 Haverford, 2 bed, 2 bath, 1068 sqft, 7045 sqft lot, sold $255k 6/15/11

21 Camalt, 4 bed, 1.5 bath, 1850 sqft, 11326 sqft lot, sold $230.5k 4/10/12

Zillow does not use a CMA method of selecting 3 random nearby recently sold comparables and doing line item adjustments; they use all non-distressed recently sold in the county, weighting by distance.

There are plenty of other free AVM's if you would like other opinions, but remember, all estimates are only opinions.

Homesand.net uses a method more similar to a CMA.
It is coming up with an estimate of $165.4k, range $145.3k to $225.9k.

I'm sure Josh did a CMA for you when you listed?  Perhaps post the comparables he used for the CMA in the space provided for owner/agent estimate opinion?

If you can ever figure out a method to do accurate estimates from photos only, there are plenty of us that would be exceptionally interested.  But at the moment, all "appearances" and "photos" are ignored by the major of estimating methods.  About the only thing an appraiser would note is if there is differed maintenance, the "present condition", and the quality of finishes.  Most will not even notice if fixtures are solid gold, or just brass or chrome plate finishes.  Nor do they notice if moldings are hardwoods or plastic.

The market, as you call it, does not trust online website guesses. Only owners pay much attention to these price guesses and they are not used by any professionals in the real estate business. Why they have them here is a mystery to me, but they do and we all just ignore them.

Zillow does not know what updates anyone does. They only compare square footage of your home to other homes that have recently sold to come up with a value. Zillow also does not take in account if a home was a short sale or if it was foreclosed on. These types homes usually have condition issues in which Zillow can not see. Zillow is a tool which can be used to see what us for sale and to be used as the exact value of a home. I have seen where the homes in a neighborhood are in the 200's and they had a home est. $1,000,000.00.

The FAQ "What is a Zestimate?" provides background.   No, Zillow doesn't see houses.   It sounds as if you may be looking for an appraisal rather than a free AVM.
