Do you expect the required 20% down on investment real estate to go back to 10% down any time soon?

Not for another year or more.  They will come back from strong borrowers but the lending criteria will be tougher than 4 years ago!

If you have  a fixed amount saved to buy which is 10% today wait as prices continue to fall and the fixed 10% you had saved becomes 15% and then 20% down the road without you adding another cent.

Chances are everyone else is in the same boat as you. Eventually the market corrects for real incomes and savings people actual have.

Its all about patients, young grasshopper!

Unfortunately, no, I do not.  Most of the banks in my area are requiring 30% down.  It will be awhile before they lower any of the new requirements. There is no easy fix and in trying to fix thingsl, they are over correcting.
