Do you factor in energy improvements such as Solar (photovoltaic) energy systems?

I installed an 8.9 KW solar system that generates approx. 10 MW hours of free electricity each year which more than covers the electrical load used each year. Is this taken into account within the Zestimate?

Zestimate? No, but if you ever get your house appraised, make sure you bring those facts to the appraiser attention. Also, did you get your credits for the system?  That should make you even happier, and thanks for thinking Green.

You asked strictly if it would it would change your Zestimate. It will change the value, which will actually change the zestimate after you sell, but not before. You will be able to sell your house for more (probably not enough to cover the costs of installation, but it is still nice to know you will recoup some of the expenses).

Seeing how no one has answered it, I will give it a shot. The fact that you have free electricity does not effect an estimate. The remodeling cost of adding such a feature will effect an appraisal though. To that end, any estimate will take that into consideration. Since many other factors go into determining an estimate, it may not effect the value as much as you would like.
