Sushmitap,  Yes, I suggest working with a Realtor.  The sales manager represents the seller only and it's their job.  A good Realtor can bring you a lot of value to the table.

I am planning on buying a home in the West Park Villas. The price for 2700 sqft is approximately 455000. 
Is this reasonable for that area? Price per sqft seems to high though. The HOA is also $100/month and it is not a gated community.
So far I have directly communicated with the sales manager. Do you suggest taking a realtor with me to negotiate with them?

Please let me know your thoughts and opinion.

I got a response back from Toll brothers and the floor plans are 2000-7000sqft.  Pricing starting in the upper 300,000-

I'm thinking in the mid-400s to mid 700K, but prices are going up quickly so they're probably waiting to see what floorplans they will build and where raw materials are when they are ready to start marketing.

Yes I am sure.  That's the right prices they have right now, but they're changing constantly and I mean going up.

The Estates are higher by 100K.

They don't have a model home yet.

That's a lot because the floor plans were about 2200 square feet. Are you sure it's the Villas?

They advertise them to start in the high 300s but after upgrades, most are expected to sell in the 400s up to the mid 600s.

The walls are up, dirt all over.  It's kind of sad to see a piece of history go away but it's also a good thing that nice homes will be there.  It's my understanding that they have a long waiting list from buyers.  The location is just right.

Funny they don't give the price on their web site!  I even tried their online concierge and it didn't work!  They are good builders out here in San Diego and their homes here start in the $700,000's, but by the time you've added a few upgrades or so, you've spent an extra $1-200K on top of that.   Bood luck.
