You do not normally pay your realtor up front, but if you enter into a standard Florida buyer's agent contract then yes, there is a provision for up front payment. This is usually netted against your agent's commission at closing.

If you are buying, you actually don't have Realtor costs, the Realtos are paid by the sellers.
If you are selling the Realtors will be paid at close of Escrow.

Everything is negotiable. Unless you want a fee for service Realtor you pay at closing. I have heard of negotiating everything separate but I have always taken my pay at closing..... I would like to see results (like a sold home) before I paid my agent.

Know your loan option, you dont have to use the total loan amount if you cant afford the payments. Know your options. Realtor are grate but there's alot of hype around the need for them every time a transation takes place.
