Do you include finished basements that are heated as part of the total square footage of the house?

In North Carolina, nearly every basement is a "daylight" or "walkout" basement.  If the space is finished and heated, it nearly always qualifies as part of the total square footage of the home.  If not heated with a central heating system, most likely will not be included in total square footage.

In the states of Missouri and Kansas, you must have egress from the basement if you want to include a bedroom and/ or bathroom which is located in the basement. Most usually, the basement square footage would not be included; only the above grade area would be. Exceptions are sometimes made for full, finished, walkout basements. (like a rec room with french doors leading out onto a patio) In MLS, when addressed, the basement square footage is stated separately.
