Do you mind if I ask why the house has been on the market for so long?

My wife and I have admired the house, and were sure it had been sold.

A few more q's:
1. Is the basement dry
2. How big is the garage
3. Is the porch roof a flat roof or shingles
4. Is there a fireplace/stove

....The home has had all the plumbing and electrical updated. All roofing was replaced (down to the rafters) with new sheeting and 30 yr shingles in 2004 (the flat parts have a membrane roof). The front porch was restored in 1997. The AC unit was replaced around 1998. The oven, dishwasher and Corian countertops are new in 2007. The deck and gazebo were built in 2001. Energy efficient windows were in 2008. We have only had to paint the exterior once in the 13 years we have owned the home and have never had to do anything with the hardwood floors.     Previous offers that we got last year were withdrawn during negotiations when the owners bought other homes in the area. We would like to sell the home this summer, so we have dropped the price to $35K below assessed value. We are quite attached to the house and have even looked into moving it to our new location. All I can tell you is that it is a wonderful home that has given us many happy memories over the years. We have had innumerable former owners of the house stop by to share their wonderful memories of the property with us. If you are looking for a home and not just an investment, this house is for you. With regards to your other questions, the only water problems have been when the hose came off the sump pump and when there was a leak at the water meter.  The garage is a two car.  The porch is flat with a new membrane in 1998.  There is a functioning fireplace in the living room

To be honest, we haven't understood that ourselves. The only feedback we have gotten is that buyers have not been interested in older homes due to maintenance concerns. There seems to be a perception that new homes do not require any maintenance. As I'm sure you are aware, this is not the case. EVERY house needs to be cared for regardless of its age. Unfortunately, we have not been there when realtors have taken prospective buyers through the home, and therefore have not been able to address any questions/concerns. The house has not required any more maintenance than any other home we have owned since most of the major work has already been completed….
