I prefer to get the flyer from the box. I am not a big fan of texting.

I've tried flyer boxes, I've tried 1-800 numbers and I've tried text messaging. I believe buyers are willing to take whatever they get to get what they want. What they want is information on that home. One way or another, they want to know if it fits in their price range. When buyers start looking, they ride around the neighobrhoods looking for homes. In some regions there's a lot to see and in other regions there isn't. But whatever you are using, they will be glad to use it as long as they get what they are looking for. Happy selling....

Customers who pull a sheet from the box may find one reason to dismiss the home and you will never get a call from them to find out why. I would rather them call me - or any other agent - so that I can get a feel of where there questions are going

Our company uses either the old fashioned flyer approach or a sign with a telephone number and a specific code to punch in on your keypad.
With one listing I exclusively used the telephone number approach and got zero callers. We ended up adding a flyer box (which in the end didn't sell the house).
The 2nd listing (4 blocks away) I used the old fashioned flyer box and made sure there was a steady supply of updated flyers.
The 1st listing sold via an MLS online listing. The 2nd listing sold via an MLS online listing PLUS an Open House where the buyers came through on their own and subsequently came through with their agent.

For my flyers, I like to make sure the flyer box is full and includes a 1-800 number if a buyer would like more information. The 1-800 number has a message giving details about the property, including any upcoming open houses, and allows the caller to leave a message if they would like a call back. I find this works not only for the marketing side, but so that prospective buyers can find out more information, and choose to share their contact information if they would like.

not really. some agents work at being unprofessional and trying to be as irritating as possible on the premise that 1 time in a thousand they might get a new client. its a numbers game.

This is interesting. On the one hand, you have people who are afraid of being contacted by agents; on the other hand, you have people who can't get an agent to call them on a bet.

i prefer the sign out of a flyer box, unless the flyer box is empty, in which case I get annoyed.
i don't send texts out freely so the txt option isn't great. if i ever get a phone call from whomever set up the sign, i'd be annoyed... again.

It really does not matter which method is used. I have actually used the telephone hooked to the wall and made a real phone call to get information. Most often the listing agent still has no clue about the questions I asked.

I would prefer a flyer box with Sunnyview's suggestion of a laminated flyer at the front. Unfortunately I see approximately 90% empty flyer boxes. Sending a text gives the agent my contact information, and before I do that I wish to have considerably more information about the property.

My first choice is a well written flyer with crisp color pictures. Just a personal preference.

Absolutely agee....would not give out my cell phone number to ANY sales person under ANY circumstance. It ALWAYS turns into a bigger anoyance than the information was worth...
btw there is nothing more annoying than empty flyer boxes either once you pull over and and try pick a flyer up. That said smart phones are your friend as long as realtors appropriately and in a timely manner post their listings somewhere online.

As a consumer, I never like giving out contact information to others. Of course, I may be a dinosaur. My kid's have zero problem giving out info that makes my head hurt.

I would not text to get information on a house with no information at the property at all. I would be more likely to look it up on the public MLS site so that I did not have to deal with return call/text from the listing agent if I was not interested.
As a buyer, I would appreciate having access to both a flyer and a text option. To cut costs on the flyers you could put a laminated flyer on the front of a flyer box so that people can get basic information (list price, bed/bath, sq ft, 2-3 basic photos) and then offer an option to get more photos/information by text.
