Personally I think you are better off buying in Modesto. It has a great balance of owner occupied and rentals, appeals to commuters and locals and has a great Junior College.

Maybe I'm biased since I live there myself, but 95361 is an excellent place to rent a home.

The 95361 zip code is Oakdale, which is a lovely and quiet little town outside the Modesto area. Oakdale is officially the "Cowboy Capital of The World" and while you don't have to be a cowboy to live here, it's known for being a small and safe community.

Oakdale is a very popular and in-demand place to live around here.

There's one thing better than renting in Oakdale though... and that's buying a home in Oakdale. You can buy a home in Oakdale for up to $300/month LESS that it costs to rent an equal home.

That's a significant savings!
