Commonalities often bring people together. They can include age (already midway through life), level of sophistication (mistaking zillow ranking as a trophy), accomplishments in life (sr. loan officer), ability to walk rather than jog, etc. Best wishes to you both!

The real key to providing a useful explanation is knowing your audience..and targeting your explanation to their level of need-to-know and understanding. Within my profession, I too can reel off minutia and terminology to make most everyone's eyes glaze over and roll back in their heads. However, this is only effective if my intent was to demonstrate how much knowledge I had to back up my opinion. Unfortunately, most people have switched to the Muzack by the time you get to your opinion...and don't hear it.
Personally, I have a fairly robust opinion of my ability to understand the gross issues that factor into rates. However, I don't have the time or interest level to track these factors, so I leave that to the mortgage pros - and my expectation is that you do know these things...or I'm not going to use you.
