Timing, supply and demand is everything.  Perhaps your agent had a buyer already in mind for your home or a buyer was waiting for an opportunity in that particular school district or neighborhood.  I've had listings go under contract within a few days on the market ... does this make me more valuable?  Not really. It's more of an indication that the seller was realistic with their listing price and the home was possibly in a high demand area.  It's also and indication of the agent just being upfront and honest with the seller about the value of the home and whether that price is acceptable to them and in line with the seller's motivation to sell.

Assuming a full-fledged marketing campaign is implemented in both cases, if 120 days got you top dollar (less for additional 90-day holding cost) then 120 days was necessary. It's a function of price and the product being offered for sale.

If in turn 30 days got you the price you had hoped for (or better) then you got what you wanted. Achieving your goals in the quickest amount of time has its own value.

The two scenarios may not always be comparable in assessing the value of your agent.

A fast sale at asking price is always nice, however, the selling price has to be correct for the market. For a Realtor to do "well" the seller must also be realistic.

With the right pricing strategy the house will sell quickly.  Remember time is money.  many agents that tell the client what they think the client wants to hear and up with houses on the market for a long time.  A really good agent will position it to sell and in my opinion is worth his weight in gold.  

If you are thinking of adjusting the commission based on the time to sell I don't know of a single broker that would allow that
