my suggestion jj would be,

 if you are looking to purchase: get a buyers agent, have him or her help you to determine the offers you should make.

if you are a neighbor who is just curious as to what you could get for yours: pay for an appraisal, or get a CMA

but as stated before it is only worth what you would pay for it.

A home is worth what someone is willing to pay for it; it doesn't matter what the seller "needs" or potential buyers can afford to spend. Market conditions do matter as does the immediacy for a transaction to take place.

This home was appraised for over the asking price.  The price is right on and a great buy.  It has CAC, hardwood floors, vaulted ceiling, new driveway, new siding, new elecrical box, new roof, new kitchen floor and recently painted walls.  There's nothing to do but move in.
