What are they? My understanding is that contingencies make your offer weaker (in comparison to a non-contingent offer). Other than the financing and inspection contingencies, all other contingencies tend to indicate an existing impediment to buying. Definitely, as a buyer, I'd want to have contingencies if needed, but really don't see them as an advantage over non-contigent offers.
