As far as what documents that are needed to sell a house it varies from state to state. The best thing that you could do is to contact a Realtor in your area and set up a meeting for listing a house, they will guide your through the whole process. On the note of a Realtor it is always good to interview three Realtors and see which one would be a good fit for you. A good Realtor is almost always going to pay off in the long run. Yes, you have to pay them from the sale but stats show that homes sold through agents sell faster and for more. If you sell FSBO and if the buyer finances there will be an appraisal ordered. The appraisal will also come in less for a FSBO as the appraiser deducts a real estate commission anyway when comparing sales.
