From your description, it sounds as if Zillow doesn't have the information on the improvements (the structure), just the land. That's probably the difference. If you can go in and edit your information, put in the correct information on the structure.
One set of estimates shouldn't affect another set of estimates. However, both (if they're close by and comparable) are drawing off the same set of data.

Does Zestimate on neighbours home affect my Zestimate?
I am in new developement where many house (less than .5 miles away) are still being sold for $170+ per sq/ft these homes are in lot smaller lots and the smaller homes with fewer bedrooms and my zestimate is around $118 sq.ft (2 year old home) when i see zillow it only shows the land value but it also shows that it was sold for $. how does this affect my Zestimates?
