I love looking on Zillow. The set up is very user friendly and has alot of good information. However it is just not accurate enough for a true price comparison. You really need to contact a local Realtor in the area you are interested in for accurate comps.

I found that Zillow is mostly concerned with location, nothing more. A great resource, but not very accurate.

Zillow's Zestimates take into consideration mainly features such as square footage, number of rooms, lot size, etc. Glorious views, water front, airport 10 feet away, holes in the walls and new roofs are not part of the Zestimate. They assume a normal functional roof, I suspect.
BUT, you can claim your home and do your owner's estimate (and make it public) so that the new roof is visible to potential buyers.

No and they don't take ugly granny panty wearing neighbors or noisy traffic into account either. Zillow is a numbers site...nothing more, nothing less.
Does Zillow take into consideration any improments like new roof etc in the price?
