The answer to this question varies with the MLS rules in your area. Some MLS's will allow a note about the additional square footage while others won't. The same goes for bedrooms in the basement. Realtors and a appraisers will usually assign a value to the finished basement so it is not without value even if the square footage cannot be listed. The only way to get a clear answer is to consult with real estate agents or an appraiser in your area.
