In my opinion, a music studio wouldn't affect price - though it may garner some additional attention from the musicians in town. Technically having a music studio is no different than any other hobby room (workshop, pool house, art studio, gift wrapping/scrapbooking center, bar, movie theater, "man cave," etc.). Of course we do have more musicians here than most other cities. Now, if the equipment all stays - that might elevate value. However, most appraisers won't give value to non-permanent items.

Clearly from an appraisers stand point, a finished room is a finished room. But the marketplace for recording music has largely moved from large corporate studios to studios in the musicians homes, with the help the internet and the shrinking size and cost of professional gear. But a build out for a professional room is still in the thousands for soundproofing, special flooring, quiet HVAC, etc. Does that investment translate into demand in this market?

That entirely depends. Did the studio host the recording sessions for Dylan's Nashville Skyline, or Billy Ray Cyrus' Some Gave All? I'd say the former would add considerable value and the latter might be cause for demolition...

Extremely specialized situation, and as there are so many recording studios in Nashville I can imagine it would add interest but not value.

I wouldn't think it would add value, especially not on an appraisal. HOWEVER this is agreat market for such so I would advertise the heck out of it in the trendy areas and publications that musicians favor. Happy selling!

I agree. I don't think a studio add's to the value. But if the right buyer comes along, it could sell in a second because of the studio. This is definitely the right market to be in for recording studios. I definitely wouldn't add a recording studio to an existing space.
