 What is the price range of the house and what do similar homes in your neighborhood that are for sale have for flooring?   Some buyers don't mind at all as long as the flooring is in good shape while others will be ripping it out as soon as the deed is recorded. In that case it might be a positive because the laminate is easier to yank out then say a tile or real wood floor.  Will the house be rented?   The new owner might like the ease of taking care of a laminate floor.  
  Flooring is expensive so if you are thinking about ripping out your laminate and replacing it with something better I would do as Ofe Polack suggests and get a few area realtors in for their opinion. Why go to the effort and expense if you won't see a return?

It depends on many things.  What do other comparable properties offer?The overall condition of the property, where is the laminate, if it is in the bathroom, not so much, even in some kitchens, depending what flooring is on the rest of the property and the overall condition of all the floorings.  Your best bet is to invite one or two lisiting agents to see the property and give their professional opinion.  Good luck!

I think the important consideration is what type of room is the laminate flooring installed. There are currently trends in housing, hardwoods in living areas, tiles in bathrooms, etc. Laminate flooring can be an excellent choice in laundry rooms and some other areas. Without knowing precisely which area of the house that you have laminate flooring installed, it is difficult to answer your question. Also laminate flooring can be described two ways, vinyl laminate flooring and the newer wood laminate flooring. My use in the laundry room was for vinyl; wood laminate would not be my choice in a laundry room, kitchen possibly, bedrooms yes, or a family room. Laminate flooring is a better choice when being applied over concrete, as in a finished basement.

More important is considering the location of the property.  Laminate is not my favorite, but if done well, can make a difference.

It really depends on the price range of the property, of course, buyers regardless of the price range expect hardwood floors and tile in the bathrooms and kitchen.

With my experience, buyers are looking for tile or hardwood flooring. Not many demands for laminate.
