Pasa makes a good point. A home could be in the flood zone on the map but above it by elevation.

They disclose what they know, but this sort of information will come up in the Natural Hazard Disclosure report which is provided by the third party.  If your state does not require one in a real estate transaction, I would certainly ask for one or order one myself.

More than an ethical obligaton-  assuming Nebraska is similar to NJ in this regard it is a legal obligation.

They are only obligated to disclose what they know... and many agents appear to chose to remain ignorant.

The seller is also obligated to disclose what they know.  But they can often be very forgetful when it comes to these things, unless they just had a flood.

Your building inspector will be more helpful on such issues as signs of water damage will be visible.  Similarly, your home insurance agent will be more helpful on such things as they have the maps and will adjust your insurance rates appropriately for such things.  (Just don't put off asking them).

Interestingly, homesand.net gives the elevation above sea level for the property in addition to a housing opinion of approximate value, unlike Zillow.
