You can do this yourself. Too many horror stories about Loan Mod Firms. Read the first few theads on Mortgage Advice, Consumer Affairs. com , FannieMae etc. If you are persistant you will do OK. ... Good luck, Rudi

I did this myself, starting in March 2009. My loan modification under Making Homes Affordable (through my lender Fannie Mae and Wells Fargo) was approved in late September. I will make my first trial payment (of a total 3 trial payments) on November 1. After my third trial payment on January 1, 2010, I must submit all my paperwork (including proof of income) again. If I pass the evaluation of my paperwork, my home modification will remain permanent.

The bank informed me the loan remains 30 year fixed, the interest rate is reduced from 6.25% to 2 point something percent, and the interest rate will go no higher than 4 point something percent. My monthly payment was reduced by approximately thirty percent.

I accomplished all this myself without any help from an attorney or so-called loan modification expert. A friend used an attorney and paid three thousand dollars, starting the process about the time I did, and they still have not heard anything. That makes me glad I did not use an attorney! They think no news is good news, but I have a bad feeling about their attorney's silence.

I am NOT happy that you are posting spam. Zillow's no promotion policy is posted here. Your testimonial of how your loan modification "saved my marriage, house, vehicles, credit" is unwelcome puffery that belongs somewhere else. Calling upon God in an effort to support your business dealings also rubs me the wrong way. You should be able to stand on your own merit.

You can try searching for mod companies online.  There are several good ones I have worked with.  Watch TV / check online / google their companies for complaints.  The BBB is not a reliable source since you have to be in business for 2 years before they will give you a rating. (I know from experience).  Check the State Bar if they are "Attorneys or Attorney Based"  - The state released an opinion letter regarding "Attorney Based Loan Modifications" and it's quite fascinating, at the AG's website.  I wouldn't believe any statistic I hear regarding mods "90% and higher seems unreasonable"

You can do it yourself. However, if the finance worksheet is not what your lender is looking for you will not qualify. In addition, you need to be aware of what is currenlty being offered by your lender. Many of my clients who have done it on their own did not have this knowledge or negotiation skills to get what is possible. Many have recieved terms that were not as beneficial. It's not to pursuade you but to rather state that if you have the time to do it yourself then educate yourself before moving forward. Do not accept a forebearance or a 5 year term. best regards JT

You don't need attorneys in some states and some you do but most of the time you can do them yourself or have a broker help you for a minimum amount of money for their time.  I will be glad to give you the best help I can.
