it depends on the layout of the home. Also, measuring a home is not an exact science, every appraiser gets a different number it seems.
I have seen floorplans at 1600 that feel bigger then others at 1800; I have also seen people close in patios and duct them, thus adding a lot of square footage, but sometimes very ugly square footage. Or turn a garage into a bedroom and think this made their home more valuable, when it may have reduced the value in a place like phoenix where garages are very popular. (you sit down in a 200 degree car to see why)
So, to answer your question, yes "size matters" at least in homes, :-) but on any particular home, it depends...

LOL, azrob. Our's is an open floor plan. I've always laughed when people come to visit for the first time. The face of our house is pretty deceiving as to the actual size.
So, I guess if I'm competing against smaller houses at my price level, it'll just be a matter of how the extra sq footage is presented and whether the buyer wants more room, right?

I would think you have the advantage being bigger. Everyone who looks at my house says it's too small at 2,300.

At a certain point, it becomes less relevant- and as AZ pointed out, floorplan is just as important. I do think the extra 200 ft/sq in a house of your size would be noticed- as a % of the total size, its s significant difference.

Size does matter some times. I recently lost a buyer because they went through a home that had 100 sq ft more at the same price. Even though mine had more features, size is what determined the home they purchased.

I agree that it's about layout. It seems late 80's early 90's that whole phase of 'grand entrance' emerged. We looked at quite a few houses where they wasted so much sq ftage on the entrance that the actual rooms suffered. It was quite silly.
The house I'm thinking of also had a poster size wedding photo from the late 70's early 80's (fro and sparkle blue eyeshadow...NICE!) My husband actually said, "I'll only buy the house if we can keep the poster" LMAO!

I'm sorry, sungl, apparently I've given you the wrong impression. I'm neither a DIY'er or FSBO. I couldn't swing a hammer without knocking something out I shouldn't (myself included).
I'm trying to decide whether I've lowered my price enough to be considered "agressive" or if another 10K-15K needs to come off.
Right now, I'm priced against houses that are smaller than mine, around the 1600 sq ft range. Also, I think I'm priced below what houses are selling for.

Hey J, my MLS doesn't go that far north, but I checked public records, and from the looks of it, there were 3 comps that sold within a mile of you - all selling for around 350. They were all sold in August. It takes a while for public records to update, so there may be more since then that have sold. You should talk to your agent and see if any more have sold or are pending.

Reno. It's an insane, sheep-herd mentality since people are still moving there in droves and the local economy is booming. It's just that every buyer is sitting on their (contract signing) hands waiting for "a sign."
Sigh.

Coming from a person (me) who will be looking to buy next hear, we sold a house that was 1574 square feet. We definitely want a house larger than that, but probably under 2000 sf.
Now, there are some (empty nesters) who want to downsize - so it just depends on the buyer and what their circumstance is. I would certainly expect to pay more for a larger house tho. Don't give it away! P

Yes, size & layout does matter! I tried selling my 1471 square foot home last year. My next door neighbor had her's listed at the time. Her unit was 1516 square feet. Just 30 square foot difference, and her's sold!
My house had upgraded granite countertops, new tile, and new appliances. Her house had everything the builder put in 15 years ago. I was even priced lower then hers by $10K. Anyway, I think her extra 30 feet sealed the deal. It's not much, but it gave her a larger eat-in kitchen.

Oops 45 sq feet! Oh, and my lot was about 400 sq feet bigger then hers.

Marci, thank you for looking. I've been watching the houses drop off and ask about them. I told our agent to forget the new CMA she was doing because based on what I've been seeing since we went on the market, dropping from 340K to 325K seemed correct. Unfortunately, today three of the houses that I left in the dust up at 340K and above (we were the lowest then, too) dropped their price to 325K too. GRRRR. Stop chasing me!!
Then I've got the choo choo issue. So, for a whole 72 hrs I was aggressively priced. Just to put a big ole cherry on my crap sundae, one of the houses we were priced with at $340K (they were at $347K) has a sale pending at (gulp) 305K. We need to rethink our whole life plan (again) if we don't sell.
Thanks to everyone else that responded. And AZRob, too funny. :)

I know J, it's like playing chicken anymore, I swear. One comp is priced at 425, I list at 415, 425 sells for 405, reduce to 399, a pending one comes BOM for 370. I think I'm going to become a greeter at WalMart until this market changes. :)
