Does living near a private school increase your property value?

I am curious to know if living near a private school increases your property value, and if so, I would like to see recent studies that prove or disprove that. I am specifically interested the Brentwood area near Sunset and Barrington. Thank you in advance!

In my opinion, having a private school near a property could potentially increase the desirability of an area depending on how sought-after is the school and therefore increase property value (example:  having a home or rental property near a private university). This is more commonly seen in popular school districts and not so much with private schools.  However, this desirability, if any,  is applied to the entire area and should be reflected on the property values of the recently sold comparables.  Therefore, if you are looking to establish a price, using local comparables for a market analysis already include the increase in value. 

It can also increase  the desirability of the home in comparison to others and it could be more likely for a buyer to pay top price if they have a particular interest in the  school (such as having their child attend the school or work at the school, etc).  However, it could potentially turn away buyers due to the inconveniences a school could cause (traffic, noise, etc). As always, in real estate, the property is worth what someone is willing to pay for it.  This does not mean that it is valued higher in comparison to the local market just because someone is willing to pay more than what the surrounding homes have sold for.  Having a private school nearby can be a great selling point, but it should only be used as such and not a reason to price a property higher than the  local market suggests

The real question is how % of pupils live within walking distance (say 5-10 blocks). You can just go to school ask a generic question.    

It is the kind of browning point when you sell but I doubt it means much to majority.

Since a private school cost money to attend, I do not believe that living near one will help. A high rated public school should help however.

A positive aspect to living near a private school is that the area should be nice...especially in Brentwood.

In Los Angeles county many private schools exists and although its a benefit for homeowners it might not leave a footprint on the benefit of your home value. Brentwood is an excellent area that I am very familiar with as our office  is in Santa Monica, and home values have been going up steadily in Brentwood. If you want a detailed analysis of the homes sold, average per square foot, and other information feel free to contact myself.

I do not think living near a private school will increase  your property value. I know of no research or studies that would provide data to you on that subject.
For individuals who have children who attend the school, the location could be ideal. For others who do not, it will be a defect particularly if there is traffic, noise and inconvenience associated with it. A local Realtor can assist you with the current values for your property if you would like to know what that is now.
