Does real estate usually not have the access to the floor plan of the property?

Sorry, I missed "agent" after real estate.... My question should have been: Does real estate agent usually not have the access to the floor plan of the property?

Michael, providing an answer like you did, especially on a pretty general question which has no time relevancy, is perfectly fine.

Frankly, I'm a bit shocked at Sunnyview's snarky response, because she is usually one of the more helpful posters on Zillow.

As for Joan's snippy response, she has NO business attempting to school you in such a condescending manner.

It IS good to find out, however, the name of an agent who you WOULDN'T ever consider giving a referral to, isn't it?

Hooray! I loved threads from 2010, but threads from 2011 are even better. Soon it will be 2012 so you're all invited to the party. Don't forget to vote before armageddon.

Joan the reason I answered that specific question was because I often get asked that same question in today's Real Estate and more specifically in Orange County, CA which is where the question came from and where I work. I believe it would be of help to those looking through the Advise section. There is a reason the questions remain posted.

As you can see the rest of my answers to questions are related to current questions.

Your suggestion was not needed.

Michael, you appear to be new to these forums.  You have also quickly developed a propensity for digging up old questions.  You answered a question on Trulia that was almost 4 years old.
I think the public would be much better served if you brought your advice and expertise to current questions.
Just a suggestion.

In order to have access to floor plans you either need access to the builder of the home (must be a newer home) or the way I get floor plans and that is through an online subscription to a company that provides floor plans.

Hope that helps.

Floorplans are available in tract homes. If the agent subscribes to a service (or is married to an appraiser :) my case) then you can get them. If you want to see one for a particular tract home, please email me and I'll see if I can send it to you.[E-mail deleted by Zillow moderator]

Many times the floor plan is available by accessing the county records. Perform a property search in county tax records by address. Then look into the accessors records. In Colorado during the assesment of the property they do a sketch of the floor plan. Most counties now have public access online.

It seems to be more common in the parts of the country that usually list room sizes on the MLS.  In fact it isn't that unusual to see it among the photos online in those areas.  Of course if you measured the property it's not that hard to do a rough sketch of the floor plan.

Apparently agents don't do any technical work in many parts of the country.

Ususally good ones do but only for tract homes. A lot of appraisers will do it for $75 if you need one....here is a list for California.

I always pay for professional photos & a professional floorplan for my clients who are selling their home.  I feel that info is vital for the home buyer and only costs me $100.

It's amazing at how many corners most agents cut...

To answer the question - sometimes builders will have a database of floorplans but the home has to be usually within 10 years old to find the plan.  You will also need to know the plan's name.

Floorplans are usually available with a new home, rarely with a resale.

Rarely does the agent have access to a detailed floor plan.   Occassionally sellers make this available, but it isn't the norm.    Blueprints are even rarer.

Usually no. Some agents will take the time to map it, but most believe it is more trouble then it's worth (I asked an agent once).

Also, if not done accurately it becomes a potential liability in lawsuit by buyer or if a buyer wants to back out of a contract. He recommends to only reproduce off an appriasal document.

So, a buyer agent usually have no access. But, you can always ask to see if the listing agent can provide one.

Floorplans are usually only available on new construction. Most homeowners do not give the floorplan to the new buyer when they sell and most will not pay to have another one done.

Resale homes almost never have a floor plan available.  It's only with new construction that your really ever see access to a floorplan, and even then, it's iffy.

It's possible for new builds/condos/apartments to have floorplans available to them and whenever possible, I add them to the MLS. But in a single family detached home, the sellers (even if they were active in the building of their home) don't usually have that documentation readily available.
