it DESTROYS your credit for 2 years, it effects it for 7-10(experian) and it is only marginally better than a foreclosure because it involves MONTHS of missed payments AND a default(settlement)

Yes, indeed. Why is that? Because with a short sale you are not meeting your commitments for the debt incurred when you purchased the house.

A short sale will remain on your credit report for ~ 7 years, but you may be eligible for another mortgage in two years (if everything else is okay).
