Thanks Christine, I like that about "getting the feeling" --we've been looking constantly since we lost our home in the Bastrop fire, and I'm so hoping I don't have to "settle" for something. We have a year in our lovely leased home, according to the insurance, so it's nice to have the time to look. You are also correct about the competition, so many nice ones have been "contingent or back up offers"--I guess that means we're too late....? We are looking at it as "not meant to be". Depends on your location and the weather. We are seeing a mild winter so things have not really dropped off much. There are less homes on the market during Dec. and Jan..
You will have more homes to choose from in the beginning of March. Being that it is a buyer's market, you will also have more competition for the homes that are on the market.
There is no reason you can't look now. You'll get a feeling when you find the right home.

January seems to be the time our market starts to warm up. We've seen our showing calendars fill up pretty quickly in the past week.
As far as the market dropping, I haven't seen that happen in our area this winter, compared to last winter where we noticed a slight dip in prices. It's been my experience that March through October are the busiest selling months.
If you're interested in the Georgetown area, I would suggest Serenada and North Lake. Serenada should have the treed lots you're looking for. Another area that you might look at is Liberty Hill and Northern Leander.

I would answer that activity drops in the winter season and picks up in April in Louisville, Ky. We find winter is a great time to buy, motivated buyers and sellers.

Frequently, the natural rhythms of the market make the Christmas-New Year's period a bit slower, as more people are concentrating on the holidays. January things start moving with increasing energy as Spring approaches. That said, there are regional variations and there are people buying in January. As you have an idea of what you want, I suggest you find yourself a local agent now and have him/her start looking for you. If what you want is not available at this time, at least you have someone keeping their eyes open on your behalf!

Generally there will be less homes to choose from in the winter season, but there are also less buyers out there to compete with. This January I believe will be a pretty good sales month due to pickup in economic activity, improving consumer confidence and stabilization of prices in the Louisville, Ky area.

Contact a local Realtor to be your Buyer's Agent. He/she can start looking for homes that may not yet be listed, but have owners who want to sell.

It really depends on the area. In my area prices are lowest Nov-Dec-Jan over the holidays and in the coldest part of the year here. Other areas may be different, but prices seem to be higher in the spring/summer when families are looking for housing at the end of the school year before fall.

Texas is less likely to be a seasonal market since winter weather is not really a factor. Start house hunting and review listings that come up. You are not looking for a cookie cutter scenario so it may take a little longer to find what you are looking for. Be sure to get pre approved for the mortgage loan before you begin your search.
